From showings to deposits, here’s how renting with us works.
Do you rent only to students?
Our main focus has been housing for Lock Haven University students, but we also rent to residential families.
How do I schedule a showing?
Call or text 570-660-1379, or email us, to arrange a visit to an apartment or home.
How long is the lease?
Housing leases generally run for 12 months; the dates filled in on your signed lease control. Separate garage and storage leases are month to month. Review the current templates on the Tenant Resources page.
How do I reserve housing?
A signed lease, completed application, and full deposit secure housing for the next academic year. Contact us first to confirm availability.
How much is the deposit?
The deposit equals your monthly rent amount. It is separate from your first month’s rent and cannot be used as a substitute for it.
How is the deposit returned?
Under the revised lease, the required itemization and refund are due within 30 days of lease termination or surrender and acceptance, whichever occurs first. Provide your new mailing address in writing. Deductions are limited to lawful unpaid amounts and documented damage or cleaning beyond ordinary wear; professional cleaning is not automatically required.
When is rent due?
Rent is due on the 15th. Rental periods run from the 15th of one month through the 14th of the next.
When does the lease start?
Except in unusual cases, leases start May 20. The gap after the previous lease allows time to clean and prepare the home.
What if I need to leave my lease?
The published process is to find someone to take your place on the lease. Your housemates must agree to both the arrangement and the replacement resident. Contact us to discuss the change.
Are there late fees?
For the revised residential lease, rent is due on the 15th. Rent postmarked by the 20th incurs no late fee. A $5 daily charge begins on the 21st, capped at 5% of that month’s unpaid rent installment and subject to enforceability. Existing signed leases retain their lawful terms until amended or renewed.
Which utilities are included?
Student rentals include heat, water, sewer, and trash paid by the owner. At 110 W. Church Street, family tenants pay for heat and electricity. There are no monthly administration fees. See each home’s details and contact us with questions.
Are pets allowed?
Pets may be approved under the written pet agreement. The listed cat or dog deposit is $300 and monthly pet fee $50 total per tenancy. Refundable pet deposits count toward the legal security-deposit cap and are reduced or refunded as needed. Under our policy, approved disability-related assistance animals have no pet fee or deposit.
